Building your dream garage! Price isn’t the only thing to worry about. Experience and response time during consultations matter too. I chose Kakuichi.

To be honest,
I thought “around 10 million yen would somehow make it work.” That was
way too optimistic ( ;∀;)

You need foundation, landscaping, interior, flooring, electrical, plumbing, air conditioning, and so much more.
When you add it all up bit by bit, it becomes “like building a house!” and
the total gets surprisingly hefty,

so you’re a bit shocked.

Aside from price,
there are various companies when it comes to building a garage.
What I struggled with was choosing between
Kakuichi, Yodokoh, Inaba, and Sankyo Frontier— four companies in total.

In the end, I decided on Kakuichi.

  • There’s a sales office in nearby Morohara.
  • Extensive track record with motorcycle shops, automotive repair facilities, machinery factories, and retail stores.
  • An overwhelming lineup to choose from.
  • Plenty of testimonials from experienced users (on YouTube and elsewhere)

I only got a quote from Kakuichi,
but from what I’ve heard around, other companies don’t seem dramatically cheaper.

If you’re planning to build a shop, factory, or garage in the future, take this as a reference.

After all, it’s about people! More sales offices is better.

Check the floor area you can build on your property,
then stop by the nearest sales office to ask.
Estimates are basically free, so start with a consultation—that’s what matters.
They won’t push aggressively, so feel free to reach out.

I myself requested the work over a year after the initial quote.

Start by deciding on “height and width” first.

Naturally, as “height and width” increase, the price goes up.
If the height gets too high = it’s no longer lightweight steel = the price jumps.
If the width gets too wide = support columns go in the middle.

I chose the HHK-6035 model based on this balance.
Later, I’m planning to add another storage shed outside or build one to change things up.

The basic dimensions are the same.

If you’re partitioning inside the building, having support columns is actually convenient for that.
Later, when you think about changing things up inside the factory, I personally found no columns better.

The HHK-6035 and HHK-7035 differ by just 5.6 tsubo.

Factoring in this price difference makes the choice interesting.

Removed the shutter. Chose the front wall option.

I didn’t install the standard shutter; instead,
I used the front wall option to switch to “a door and sliding door.”
Prioritizing ease of entry and exit while considering design, a shutter felt less sleek.

The sliding door is 3 meters tall and 4 meters wide, so vehicles can be brought in.
The sliding door is polycarbonate and transparent, so it should let in plenty of light.

By the way, doors, gates, and windows can be freely installed from any manufacturer.
*Of course, there’s a cost involved.
Using doors, gates, and windows with high versatility and standard specs is the way to go I think.
Even if they wear out or break, you can replace them, and you can change things up.
Think ahead and plan accordingly.


Watch out for “condensation and water seepage” in a garage.


Since construction hasn’t started yet, I can’t say for sure,
but water getting in would be really troublesome.

I had this image of a garage
where moisture builds up and rain somehow seeps through.
I think interior finishing and insulation can handle the moisture issue.
Since people will be coming and going, it shouldn’t be a problem.
They say rain won’t seep in, so I’m reassured.



I wish I’d built it “when I first moved.”

Looking back,
I wish I’d thought about this before moving to the current shop.

Depending on how you want to live your life,
I think “I should have done this back then”
and “I regret it now.”

Of course, there are merits to renting a shop and operating from there.
Before you act, weigh the pros and cons and think about your life carefully.

  • Rent is a business expense
  • Easy to relocate or expand
  • Can close down whenever you want
  • Easier to attract customers


  • Tenant fees and renewal costs are always required
  • Guarantor or guarantee company needed
  • Tenant fees will likely keep rising
  • Depending on the business type, renewal may not be possible
  • Must be mindful of noise, odor, and operating hours

In my case, to operate in an urban area like this,
I constantly have to think about “reasonable pricing and turnover” and “consideration for neighbors.”
When “light and heavy work” mix, efficiency suffers greatly,
and I can only limit new jobs and the volume of work I take on.

When you think about it, “the amount of work you can do in a lifetime is finite.”
As all prices rise going forward, a major “game change” will happen, I think.
During the pandemic, there was a slight bubble,
and the industry has worked the same way until now,
but I feel we’re hitting a limit.

After all, it’s not a “big-scale operation,” so
going forward, I want to move toward “doing work I want to do.”
